Rio Claro of Golfito, Southern Costa Rica, about 26 kms from Golfito , which is a port town opening to the Gulf and the Pacific Ocean.
Rio Claro has been a cross-road kind of town for ever. Recently as the southern part of the country slowly is developing, Rio Claro has been expanding unlike Golfito which has no vacant land for growth; Rio Claro has doubled in size and is growing still. There are large plantations of African Palm fronting the highway, as land values increase, the commercial highway frontage is being sold to large corporate interest like the Walmart corp. which owns Supermarkets here in the country like Pali, and others. Expansion is inevitable.
As well, there are large commercial highway frontage (Inter-American Highway) farms which have been held privately for years but as development continues Residential lots are being created and homes are being built.
Some recent lots being constructed upon in one section of Rio Claro are being sold at $60/sq. meter for small lots (300 sq. mts is about 3000 sq. ft.) and local Ticos are building very small homes.
The result is not appealing to many; these small lots generally attract first time low end buyers.
Land as an Investment is better than paper. This lovely wooded lot is about 1.5 kms from the Inter-American Highway and about 2 blocks off a secondary paved road in a quiet dead-end residential area.
Per meter the price is $24 compared to the tiny postage sized lots ticos are buying at $60 sq. meter
There are always pro’s and con’s involved when purchasing a property.
Pros
• Shopping is nearby, hardware’s and supermarkets, restaurants and Schools. An English speaking High school is less than 8 kms.
• Rio Claro is expanding and land values are on the increase.
• This property has long been held by a tico family whose Father has recently passed away; family members have no desire to hold this land.
• As an investment it’s an excellent opportunity, the land is flat, there are a few hardwood trees and many different fruit trees planted over the years.
• There is a small cement block one room house that can be remodeled and added-on-to or lived in as a small cabin.
• The Pacific Coast and Bay are 26 kms from Rio Claro and 30 kms from the Panamanian Border.
Cons
• Rio Claro of Golfito is not a destination for foreigners.
• Little English spoken.
• No hospital in Rio Claro, the nearest hospital is 16 kms.
Personally I feel this is a good solid investment and I have not seen to this day a lot that can compare.
