‘Beach Property’, …one gets the impression that you will be gazing out at the Ocean……In Costa Rica ‘beach properties’ refers to land between the Ocean (or navigable water) and the 200-meter mark. After 200 meters titled land begins.
200 mts. is a good stretch and you may not be able to see water, which is the case here, there is a forested lagoon which will block your view, you can hear the waves, but you CANNOT ‘see the Ocean through the trees’.

Understand, I try to ‘bring the scene to the forefront’ viewing properties in Costa Rica is time consuming and the trip for buyers to view properties will take at least a couple of days, so therefore I like to describe what the situation is so we don’t waste our time, I wouldn’t want people traveling to visit and spending our time if properties listed are not what you imagined, so ask questions and I’ll do my best to convey the situation.
If you like small wooden Cabins here is an opportunity to be very close to the Beach. Even though on the map you are less than 200 mts to the beach, you’ll have to ‘walk around’ to the beach entrance about 300 mts (roughly 300 yards). Walking to the beach will take less than 10 minutes
Currently there is a lagoon which was created mainly due to a nearby river flowing to the Ocean and the buildup of beach sand, will, at times close the mouth and the flowing water is trapped behind the high sand and forms a lagoon. In dry months this water should dry up depending on the amount of rainfall.
There is enough land surrounding the house (1/2 Acre) to raise some animals or not. The current owners are 100% Tico. The are involved in a project granting start up capitol to women entrepreneurs. They will be dismantling the large chicken coop and taking their 88 hens with them……these free-range chickens are just about everywhere, the owners appear to have a good connection with their birds, happily collecting their eggs daily.
The lot is large enough to add more cabins if desired. Zancudo Beach is still lacking in restaurants and such, this stretch of beach is even more undeveloped, this is one of the reasons folks like this area, many like the tico country vibe, the area is still up and coming. The road is becoming paved ‘poco a poco’……..any day, year now. So you are still early.
Cabin Description
The cabin appears larger from the outside. I was surprised to see a king sized bed, finished bathroom and two large, cushioned chairs facing a flat screen, and a refrigerator. The Kitchen is attached to the back of the house…’Outside’, …the owners are old school, the covered kitchen was always part of the plan, but plans changed and now they want to sell and move closer to family.
Remember this property is a ‘beach property’ falling into the 150 mt. zone known as Maritime zone and will never have a title, like all beach properties in this area, people live without concession. This Maritime Zone is managed by the local municipality in Golfito and there is a folder on file at the muni with survey and other documents. Naturally there is always a bit of risk, but folks spend upwards of $500,000 on homes in this Maritime Zone with the same paperwork as this listing, it’s the way it is and I’m open to answer or discuss anything concerning these types of properties.
