Waterfalls are special, they are becoming more difficult to find every day.
Location
Southern Costa Rica, less than 3 miles to the Panamanian Border in the Highlands at 3,346 ft. in altitude.
To give you a better idea where the property is located, from Ciudad Niely ( which is about 10 miles from the Panamanian border of Paso Canoas) The only road going towards Agua Buena and San Vito is located here, by going through Ciudad Niely on a good paved road leading to ‘fila Cal’ (calcium ridge) full of switchbacks and rises from about 150ft to 3,346 ft in less than 25 minutes, very picturesque with some great Ocean Views too.
‘Las Lajas’ Waterfall is not actually ‘on the property’ the borderline of the property falls short at about 50 mts which is a forbidden zone to build anything, a protected area assuring safety. The Forested River winds in and out of the titled property, ‘nooks and crannies’ act as private swimming holes.
In Costa Rica anyone can gain access to waterfalls providing they use the river in which to gain access, by law they should not be going through a private property to gain access. This property has great access to the Waterfall, but that access is gated and private.
Also not to worry about visitors, the Waterfall is not well known nor connected to any commercial endeavor like others in the country, no tours, nada, it is not known nor is it promoted, no signs on the highway, no indication there is a Waterfall here, hence perhaps a few locals may visit in the summer months. But seldom do, this is the beauty of the property.
About the Property
The 4 Acres are a total of three Surveys.
• All lots have access from the private gated entry.
• 10,000 mts2 -2.47 Acres, this is the largest lot and the forested area encompassing the lower part of the property, impressive views leading down to the Waterfall’s base including at least two building sites which would qualify as the ‘best full-view of the Waterfall’, located in the forest. A very attractive area.
• 2,016 mts2- .49 Acres, this lot has been leveled and has grass planted, it has a couple tiers and may house 2-3 cabins or small constructions. The Top of the waterfall can be seen flowing from here.
• 5,172 mts2- 1.28 Acres this is the largest building site, it has been leveled and needs some ornamental / fruit trees planted to obscure a distant cell tower, but totally doable if this view is not desired, Views toward the Volcano ‘Volcan Baru’ in Panama.
Total Size =17,188 mts2 4.24 Acres
This is the only property in the vicinity having the closest access to the Waterfall.
The property is about 200 mts from the highway on a good newly graveled dirt road, the road also makes a loop and only services a handful of properties, no ‘traffic’.
Area not ‘developed’
This area has only a handful of foreigners, mostly Tico, one of the advantages of living in this area is the convenience of being closer to the Pacific Coast, although still 1 hour plus, those living in San Vito can easily add 30-60 minutes to their travel time.
The popular beach areas of Zancudo or Pavones (Second longest break in the world) are attractive when wanting to visit the Pacific Ocean.
If you are looking for an opportunity to build some cabins to generate income, there are no cabins near a Waterfall in this area, also providing a shuttle to the beach may be a good twist if you have a desire to create something Unique.
