When I arrived in Golfito 38 yrs ago it was a different world, the folks living off-grid, boat only access were a different breed, it was hot and humid palms trees and coconut, constructions were humble, thatch roofs were common, it was rainy season and my midwestern upbringing was shattered, I was at the ‘Jungle Club’ the local yachty hang out, also on the island, no electricity, but Iced cold beer from kerosene refrigeration, it was like a scene out of an old Bogart movie and I was only about 300 mts from this ‘Home For Sale’.
I remember this small home it was owned by an Italian, Francesco, I had only met him once, he did not visit often, but just to say there has been a home on this property since I can remember, so at least 38 years.
What stood out for me about this property was that this home appeared a bit more ‘modern’ unlike the rustic thatched hut style, it had a low-level roof line, it appeared ‘smart’ sitting directly on the water, a bit ‘aloof’, clean and simple. I never would have imagined there were 11 titled acres up in the jungle. What a nice surprise and I’m pleased to offer it For Sale for the first time.
Things to know about buying waterfront property
• In Costa Rica Titled property begins at 200 mts from medium high tide.
• This Titled Property is 4.49 hectares or 11.09 Acres.
• Ruling in CR says the first 50 mts from med. high tide is public and can not be purchased, nor should anyone reside in this 50 mts. BUT…
• This is CR and Golfito, the Banana Company (United Fruit) owned everything around Golfito and since there was nowhere to build beyond the 50 mts on these remote coastal properties, the municipality turned a blind eye, and folks have remained to this day living a unique lifestyle. The original construction was basically just upgraded, everything remains ‘status quo’ and the municipality may allow a person to live here ‘forever’.
• Upgrading this home and adding more construction is not wise due to the location of being in the 50 mts. Best not to rock the boat, the municipality visits every couple of years and has never had an issue with this property.
• Improving the current construction may be a possibility if evolved slowly over several years.
• In Golfito we have many properties in similar situations, and the older constructions have been allowed to remain.
The Titled 11 Acres (4.42 hecs)
• Begins at 200 mt. from the medium high tide, the titled property has been registered in the national registry for 19 years.
• The Titled property is heavily forested, the perimeter of the property remains chopped to designate boundary lines.
• There is a natural spring that runs down to a tank and water is gravity fed to the house.
• It remains to this day that a titled property located behind the maritime zone (referred to as the portion of land under the jurisdiction of the municipality, which is 150 mts.) would have ‘first right’ to acquire usage of this Maritime Zone located between the titled and Ocean or Bay.

The Constructions
Remember there are no roads, upon arrival by boat, (only 10 minutes or less from a popular marina, in fact the owners have a paid slip where they are entitled to leave a boat. As we arrive at the property we are greeted with a attractive 80’ pier, recently rebuilt sitting on Cement Piers, Aluminum frame and pressure treated lumber measuring 6’ wide. The first thing I noticed is the quality of the materials, definitely not something readily available in Goflito………once on shore there is a large rectangular building which houses the caretakers’ quarters, the Solar battery array from the panels and room for a boat should one decide to use the cement ramp and pull a boat out of the water. Perfect for other small crafts, kayaks and the like. I have pictures of the construction if you would like to see.
Another room houses the Solar equipment, Panels are Kyocera 185-watt units, the inverter was installed in 2007, most recent batteries were purchased in 2022. From this battery room, there are 100 meters of cable underground leading along a cement walkway following the shoreline over to the small two-bedroom home.
• Recent upgrades to the home include new soffits, new concrete columns, new plastered exterior walls.
• There are two bedrooms, one bathroom, dining room, kitchen, outdoor roofed BBQ area with wash sink (preparing fish) and a cement covered oven in need of repair.
• Aluminum framed windows, solar electricity, spring water from gravity fed tank and sleeping for eight persons.
This is a must see if you are truly interested, it’s not for everyone, but what a spot!
P.S. this is a haven for light tackle early morning Kayak fishing with twists and turns going into the mangroves and plenty of snappers! Very nice!
